Frequently Asked Questions
When you buy a property, settlement is the final step where ownership is officially transferred from the seller to you. As your settlement agent, we handle all the legal and administrative work involved, including preparing and checking the transfer documents, liaising with your lender and the seller’s representative, calculating adjustments for rates and taxes, and registering the property in your name with Landgate. We handle everything so you can focus on the exciting part of moving in.
Our fees are made up of two parts: our professional service fee and any government charges that apply to your transaction, such as transfer duty (formerly known as stamp duty) and Landgate registration fees. We always provide a clear, upfront quote before we get started, so you know exactly what to expect. Get in touch with our team and we’ll put together a personalised fee estimate for your purchase.
The settlement period is usually set out in your Contract of Sale and is typically between 30 to 60 days from when the contract is signed, though this can vary. Once we receive your instructions, we get to work straight away, preparing everything well in advance of your settlement date. We’ll keep you updated throughout the process and let you know if there’s anything we need from you along the way.
If you’re buying your first home, you may be eligible for the First Home Owner Grant (FHOG) and/or a transfer duty exemption or concession, which can save you a significant amount of money. We can help you apply for the FHOG as part of the settlement process and make sure you’re getting every entitlement you’re eligible for. We understand buying your first home can feel overwhelming, so we’re here to walk you through every step and answer any questions you have along the way.
Once your contract is signed, the first thing to do is get in touch with us so we can get started on your settlement as soon as possible. You’ll need to provide us with a copy of your signed contract, your identification, and details of your lender if you’re financing the purchase. From there, we handle the rest and keep you informed every step of the way right through to the day you get your keys.
