There’s a lot that’s involved with the settlement and conveyancing process. Things you may not necessarily think about. At RWS Settlements, we do it all for you, when it needs to be done. From preparing a contract for sale, a change of tenancy, or undertaking deceased estate transfers, we act on your behalf to manage every step and take the hassle and headache out of the settlement process.

For clients who prefer a more personal approach, we also offer the option to arrange an in-person settlement meeting in Perth where we can guide you through the process and answer any questions you may have.

Prepare a Contract for Sale

For private sale agreements without a real estate agent, we offer fixed fee services to prepare a Contract for Sale and relevant documents – such as special conditions, annexures, and strata disclosure (where necessary). We communicate with both the Seller and the Buyer to obtain their information and instructions for the terms and conditions of the sale and obtain all the relevant details about the property from the relevant land authorities.

We also arrange for the Buyer and the Seller to sign the Contract for Sale and provide both parties with copies once fully executed.

Change of Name on Title

If you have recently changed your legal name and need to update the details registered on the Certificate of Title for your property, we offer a fixed fee service to prepare and lodge a change of name application with Landgate.

We will liaise with you to obtain all the relevant information and the required evidence of the change of name (such as a Marriage Certificate or Change of Name Certificate), and then arrange for the change of name application to be lodged electronically with Landgate and keep you updated on the progress.

Adding your Partner to the Title

If you are married or have been in a de facto relationship for more than 2 years we can assist you in applying to have your partner’s name added to the Certificate of Title for your property.

We have a fixed fee to liaise with you to obtain all the relevant information, prepare the necessary Landgate documentation, and notify you once the Title has been updated.

Transfer after Separation

Following the end of a relationship, ex-partners may need to finalise their financial separation by transferring or selling real estate property. This can be done under the terms of family court orders, a binding financial agreement, or by private agreement – all of which we offer fixed fee services for at RWS Settlements.

RWS Settlements maintains open and honest communication between both parties (or their legal representatives) throughout the process, and can prepare for documents and information to be provided by each party separately, to ensure a smooth and easy settlement.

Survivorship Application

When 2 or more people share ownership of a property as Joint Tenants and one of the owners has passed away, we can assist in arranging a transfer of the deceased Joint Tenant’s ownership to the surviving owner (or owners) by right of survivorship.

Transfer between Related Parties

When related parties have made a private agreement for the transfer of property, we can assist in registering the transfer with Landgate and handle all of the necessary documentation to ensure a smooth and efficient transfer process.

Deceased Estate Transfers

We offer a variety of fixed fee services to assist the Executor or Administrator of the estate of a deceased owner in managing the transfer of property ownership in accordance with the late owner’s wishes.
